Background

I started covering Phuket secondary-market property in 2016 as the island was midway through its second condo build-cycle. Since then I've sat across the table from owners, agents, developers, foreign buyers, and the Mueang Phuket Land Office for ten years of transfers, FET filings, leasehold structures, and post-sale management. Every district has a story; I've watched all of them rewrite.

What I actually do

  • Maintain the live catalog of 5,500+ Phuket listings (sale + rental). Listings get pulled, validated, and de-duplicated daily.
  • Advise foreign buyers through the full transaction: condo-quota verification, FET form preparation, SWIFT documentation, transfer day at the Land Office.
  • Write district guides and market analyses for aiproperty-phuket.com — grounded in the catalog plus legal review by my Thai-bar advisor.
  • Curate the post-sale operator network (property management, rental management, maintenance) — the part most marketing sites skip.

How I work

Every claim on this site gets sourced. Tax rates cite the Thai Revenue Department. Foreign-ownership rules cite the Condominium Act B.E. 2542 directly. Yields cite CBRE or Cushman Wakefield reports, not «according to our data». Legal content gets reviewed by Khun Thanyawat Suwankumnoet (Thai-bar attorney; his family practice handles our YMYL articles).
