The trade-off is the coast: Thalang is not a beach zone, so Layan, Bang Tao and Nai Yang beaches are a 20–35 minute drive — in exchange you get the most space-per-baht of any inhabited part of the island.

Note that Supreme Court ruling 4655/2566 (18 March 2025) voided pre-signed 30+30+30 renewal chains beyond the first term, so plan financially for 30 years and treat any renewal as a future negotiation.
