We use medians, not averages, to resist outlier skew. Sold counts come from our daily sold-detection pipeline, which re-checks every listing's availability; a listing is counted sold when it leaves the market, and the time-to-sell is measured from its first listing date. Zone cells with fewer than 15 listings are excluded. Prices are asking prices in Thai baht. Data is refreshed quarterly; this edition: 6 July 2026.
